This project started as a limited Design Competition to create a distinctive masterplan based upon tourism development with resort like experiences in an urban setting. The site of over 26 hectares has a 900m frontage to the National Highway and risers over 30m from the undulating national highway. The site therefore has district outlook and sea views from the higher areas. Given the level change across the site, there are significant contour patterns running through the length of the site.

Our winning approach was to create an urban form that’s directly related to the ‘Inherent Beauty’ of these natural contours and forms, curving and sweeping the streets, pathways, parks, and open spaces to make resort like open space and places.
The urban development of shophouses, town houses, villas are all arranged to define these curved alignments in a stepping manner bringing a rhythm and form to the open spaces. The are many significant level changes from one street to the next resulting in outlook from upper levels over surrounding forms.

Along the highest areas of the site, several development zones are created for signature residential and hotel tower forms bringing ocean views to every created component. A key element within the masterplan was the allocation of areas for feature community facilities to activate the open spaces. Facilities include a water restaurant precinct, a large town plaza and night market, Convention & Meeting Centre, Indoor Entertainment and Aquatic Centre, and a Check in Arrival Centre.
